How do I report maintenance issues?

Maintenance requests should be submitted as soon as possible so they can be addressed promptly. Please provide a clear description of the issue and include photos where appropriate.We will coordinate repairs and keep you informed throughout the process.

Can I make changes to the property?

Any changes, including painting, installing fixtures or keeping a pet, must be communicated to our team and managed in accordance with Victorian tenancy laws.Please contact our team before making any alterations.

Can I keep pets at the property?

Renters may request permission to keep pets. Applications are to be submitted using the Pet Request form available on this page or from Consumer Affairs Victoria.We encourage Renters to discuss pet requests with our team before bringing an animal into the home.

What happens if my circumstances change and I can't pay rent?

What do I need to do when moving out?

Before vacating the property, renters are responsible for:Provide written notice to vacateRemoving all personal belongings.Arranging final utility disconnections.Returning all keys and remotes.Completing any obligations outlined in the Rental Agreement.Our team will provide a vacating check list including cleaning guide prior to you vacating to help ensure a smooth transition.

How do I get my bond back?

Once the final inspection has been completed and any outstanding matters have been resolved, the bond refund process will begin in accordance with Victorian legislation.

Can I have extra keys cut?

Additional keys or remotes must not be copied or distributed without permission. If you require extra keys, please contact Avenue Eight Property to discuss the available options and any associated costs.All keys, remotes and access devices issued at the start of the tenancy and any extras issued must be returned when you vacate the property.

Can someone else move into the property with me?

Only the renters listed on the residential rental agreement are authorised to live at the property. If your circumstances change and another person wishes to move in, you must contact Avenue Eight before they occupy the home.Additional occupants will require approval from the rental provider and, in some cases, an update to the rental agreement.

Can friends or family stay at the property?

Friends and family are welcome to visit; however, long-term guests or anyone intending to reside at the property on an ongoing basis must be approved in advance. This helps ensure the property complies with the terms of the rental agreement and occupancy requirements.
